About the CCLT
The Colorado Community Land Trust (CCLT) is a 501(c)(3) nonprofit organization founded in 2002 with the
mission of creating - and preserving in perpetuity - affordable home ownership opportunities for moderate
income individuals and families. Originally called the Lowry Community Land Trust, CCLT initially focused
on the redevelopment of the former Lowry Air Force Base. In 2006, we expanded our service area to include the
entire Denver metro area.  

What makes the Colorado Community Land Trust model work is the partnership between CCLT and the
home owner. In this partnership, the home owner owns the home while CCLT owns the land upon which
the home is built. Separating the land cost from the home price makes the home affordable to a wider range of
potential buyers. The land trust model ensures long-term afford ability by limiting the resale price of the home,
allowing the seller to benefit from some appreciation (25% return of equity) while still keeping the resale price
affordable.

Through this partnership, the home owner builds equity, shares in appreciation, benefits from the tax benefits
of home ownership, and enjoys stable housing costs - and the home remains affordable for the next moderate
income home buyer.
