CCLT works with developers to meet local affordable housing requirements, including requirements resulting from inclusionary zoning ordinances. CCLT is an experienced development partner offering a full spectrum of services to support affordable homeownership development. In particular, CCLT works with developers to:
> Identify qualified buyers for affordable units; > Complete income verifications; > Provide a list of lenders familiar with the special underwriting guidelines associated with affordable housing programs; > Walk buyers through the complexities of the purchase process; > Coordinate home-buyer classes; > Act as the listing agency for all affordable units to decrease commission costs; > Manage the resale of affordable units in compliance with local inclusionary zoning requirements; and > Ensure perpetual affordability of affordable homes.
When partnering with CCLT on the development of units required to meet local inclusionary zoning ordinances, developers are still entitled to receive all the incentives ordinarily provides as part of these programs. In addition, by donating land or subsidizing the cost of a dwelling to the CCLT, developers may also be entitled to tax deductions for the donated value, equal to the difference between the appraised Fair Market Value and the price sold to the CCLT.
